This basement tenant improvement at 722 South Broadway involved the structural and mechanical modernization of a Type 3B historic high-rise. Delta managed the installation of new interior walls, soffits, and a complete MEP overhaul. The project's primary technical challenge was the integration of a custom sauna, steam room, and multiple fireplaces within a subterranean environment.
Our team engineered specialized exhaust and piping solutions to navigate the building's historic constraints, ensuring all modern moisture and heat-mitigation systems met current Los Angeles building codes without compromising the landmark structure.
Delta also managed the first-floor tenant improvement of this high-rise. The project involved the design and installation of a comprehensive commercial kitchen and dining area, featuring custom millwork, high-end finishes, and a full professional appliance suite, including a walk-in cooler and exhaust hood. Working in direct coordination with the owner, Delta prioritized the integration of his specific culinary vision while implementing strategic cost-saving measures.
